Purchasing Options

These troubled times have forced us to look at property purchase differently

Rent-to-Own Scheme

This is a revolutionary method of ultimately owning your own home. In tandem with our panel of new build developers we can offer you a financially secure mode of property purchase. You choose a property from our database. You agree a fixed term rental period; this can be anything from one to three consecutive years. Upon expiry of that term you receive a lump sum (up to 100% of your rental expenditure) to form your deposit at time of purchase. In essence you are living rent-free until such time you are in a position to purchase that property. There are no catches, there are no limitations, it’s really that simple.

The property price at the time of rental expiry is reflective of that current market. Should the property price have decreased within that fixed term, the ‘Rental Pot’ is adjusted on a pro rated basis.

Example:

  • Property price: £240,000
  • Rental price fixed for 2 years: £900 x 24months = £21,600
  • Property price after 2 years: £250,000
  • Rental Pot returned to purchaser (100%) = £21,600
  • 10% deposit = £25,000
  • Deposit required from you = £3,400

If the property price remains the same, or is higher in value, the Rental Pot will contain the full rental you have paid over the fixed rental term.

Now you can get on the ladder. The days of paying other peoples mortgages are a distant memory. From the first day of your rental term you are theoretically the owner.

Shared-Ownership allows individuals to enter into a purchasing contract with investors. You own a percentage of the property, paying rent on the remainder, which is retained by the investor. After a fixed term you have the option to purchase additional shares or buy the remainder of the property at the market rate.

Co-buying is still a very real and viable method of property ownership. We agree it doesn’t suit everyone, however, if you’re a single person who can share property ownership with another in order to fulfil your property ownership desires, this is a fantastic opportunity. Contractual and Legal Assistance

Last Will and Testament
